The neighborhood was established in 2007 by Sharon McSwain. About a year later, Paran Homes bought out Sharon McSwain completing several various size properties on Camdyn, Archie and Amylou. In 2016 Ashton Woods took over and finished out the remainder of the neighborhood. Since 2020, the New Board was established and ran by members within the neighborhood and been serving residents who move to Riverside since. Our members are the root of our foundation, and we try to go out of way to keep them happy. Take a look at questions we’ve been asked in the past, and get in touch with us today!

WHO SHOULD I CONTACT IF I SPOT A BURNED OUT STREET LIGHT?
Contact our Property Management, Inc at MRoberts@HomesideProperties.com
Our Management Company will reach out to the Safety Committee to ensure which light is out and mark it. If you are able to mark it with a ribbon wrapped around the pole, it's always a great help. Try and be exact to which light is out.

WHEN ARE ASSESSMENTS (HOA DUES) DUE AND HOW SHOULD I PAY?
Assessments are Due January 1 and April 1 of each year. You are able to pay the full assessment on Jan 1 if you'd choose.
You may pay via check, ACH, or online via your portal at https://app.townsq.io/login
If paying online and do not have your portal information, please email Madeleine at MRoberts@HomesideProperties.com and request the portal information.

Fill out the information in the attachment below and attach before sending. Please have all details completed to have the quickest response.
Ensure you have all specs, drawings, surveys, and information requested and completed to ensure a quick response. You can also email the form and all corresponding documents to MRoberts@homesideproperties.com
Any external change to the property or home requires ACC approval, such as deck or patio additions, fence installations or change-outs, fence staining (or re-staining), tree / shrub / flower additions or change-outs, lighting changes. For a full list of guidelines, please refer to the governing documents on the Documents page. Documentation is required, even if you are installing a recommended HOA fence or stain color.
It is imperative that all ACC Requests are documented. The changes to your home will stay with your home, even after you may sell it. In the past, homeowners have experienced issues with approved ACC requests from previous companies or builders. Due to a lack of proper documentation, subsequent builders who required documentation insisted on the removal of these items because no documentation could be produced. We do not want any Riverside resident to have this type of experience, so please submit your changes. If you have made changes and did not submit for approval, you may submit for post-installation review.

When you sell your home, you will need a closing letter from the management company. The total fee for this service is $555 and typically will be deducted from your net proceeds at the closing. (Clearance Letter Fee $10, Transfer Fee $240, Processing Fee $295)
Reminder the one-time initiation fee is currently $1,500 as of January 2023.
Current yearly Assessment as of January 2024 is $800/year paid in 1 or 2 installments (due Jan 1 and April 1) Please verify with the Property Management directly is selling your property for the most up-to-date fees. MRoberts@homesideproperties.com
Rush fees may apply if requested to be expedited or additional questionnaires are needed to filled out (if requested within five business days).
I'M GETTING READY TO SELL MY HOUSE, WHAT ARE THE FEES I NEED TO DISCLOSE?

IT'S POOL SEASON AND I CANNOT FIND MY FOB! HOW DO I GET A NEW ONE?
If you have misplaced your fob or you would like to order an additional one, please send an email to MRoberts@Homesideproperties.com. As of January 2023, Riverside is moving to the Free Phone Application only and may not have key fobs in hand to be issued.
If requesting a fob: be sure to include in your request: your name, your address and whether or not there is a lost fob that needs to be deactivated. A $50 fee may apply. Once processed, the fob will be mailed to you or you can pick up at Property Manager's office:

Email PURE at MRoberts@homesideproperties.com to receive the instructions for the phone application and a separate email will be sent from Pure with your login credentials. Each household is issued a specific code you will need to finalize your settings in the application.

**If you are a renter, all requests must be sent by the homeowner**
***You must be in good standing and current on dues in order to use the amenities. Your phone application or fob will be deactivated if not in good standing or dues not current.***

The preferred process during a home sale is for the current owner to provide the new owner with the fob(s) for the amenities. Please give fob(s) to the new homeowner & the attorney should give the new homeowners paperwork at closing to fill out and send back to the property manager. If this doesn't happen please contact our property manager, Madeleine at mroberts@homesideproperties.com to ensure the fob and/or phone app can be updated.

*Each home may be provided one fob. The transfer | activation is included in the initiation fee. If the fob was not transferred at the time of sale, email MRoberts@homesideproperties.com and instructions as well as your code for the phone application Virtual App will be issued to begin use.

*Riverside is in the process of moving to an app you can download to your phone from eSecurity so fobs may not always be available in the future or needed.
I AM SELLING MY HOME OR JUST BOUGHT ONE; HOW ARE THE FOBS TO THE AMENITIES HANDLED?


I'D LIKE TO RENT THE CLUBHOUSE - IS IT POSSIBLE?
YES! You can rent out the clubhouse. Soon you'll be able to book and pay through the Town Sq App portal but for now - email our property manager Madeleine at MRoberts@homesideproperties.com and fill out the below form. Your keyfob and/or APP will be able to unlock the main clubhouse door for the duration of your rental time. If you need additional time to set up or break down - please let Homeside Properties | An Assoica Company know the times so it can be programmed.
Fees to rent are typically no cost to current Members but Members will be responsible for a cleaning fee of $95 if the clubhouse is not cleaned after the event as well as the member will be responsible for any damages to the property.
**FYI: The Pool & Playground CANNOT be rented and are not included as part of the rental agreement**

IS RIVERSIDE ON SOCIAL MEDIA?
This website is the Portal through the Property Management company are the HOA’s official methods of communication, in addition to any emails from Homeside Properties | An Assoica Company or the Board, and/or physical mail you may receive through USPS (please open and read when received). There is a Facebook page related to our neighborhood that have been initiated by residents for the purposes of sharing information and social interaction only - the link is on the top right of our website when you click the FB icon. You MUST answer all the questions in order to be allowed in the group.

The HOA Board does not maintain those sites and does not endorse those sites as the official communication method, as we realize not all homeowners utilize these platforms. We will try and give updates as often as we can however it is not our main form of communication.

Your Board and Committee members are made up of your neighbors, so you may see them as members of these unofficial sites. So, feel free to post and say hello and introduce yourself if we haven’t met!

When posting and sharing, some of the best advice ever given was by Canton’s own Victoria Hill, 1st Runner up in the 2020 Miss America Pageant. Miss Hill said in her pageant interview, “When I post I use a filter and I make sure that everything is kind, true and necessary. If it is not all three then I don’t post it.”

IS THE MERITAGE RIVERSIDE PART OF OUR NEIGHBORHOOD?
The Meritage sub-division behind the original Riverside is completely separate and independent as well as Turner Village and Serenity. There is no affiliation with our subdivision and there is no agreement for shared amenities. The full name of our sub-division is Riverside Community Owners Association, Inc. The full name of the Meritage's sub-division is Estates at Riverside Homeowners Association Inc. Both subdivisions use the shortened form, “Riverside” on signage, which can create confusion.
Serenity is also NOT part of Riverside, Serenity, nor Turner Village.

Reminder - It may be hard to know where some truly lives in our neighborhood, so if they do not have a key fob or it does not work, do NOT let them into our amenities or pool.

We are always in need of assistance! Our events require all skillsets, whether you would like to help pre-plan and advertise, help with day of set-up or clean-up, run for ice, help with coordination during the event, assist with the one of the many tasks of the committees – there is always a job! Send the Board or one of the committee members a message, we would love to hear from you!

I WOULD LOVE TO VOLUNTEER - HOW CAN I?

WHAT ARE RESERVES?
The Reserves is the amount of money the Association has in savings. The goal of any association is to have an amount equal to 100% of the annual expenses in savings. We currently fall short of this amount and are working diligently each year to ensure that income exceeds expenses, so that the Association is contributing to the Reserves.
The Reserves is a cushion for unexpected expenditures such as unbudgeted repairs not covered by insurance or litigation. Reserves can also be used for CAPEX projects like a playground upgrade, Clubhouse expansion, etc.

ANYTHING ELSE I CAN DO TO HELP?
In the past several years 95% of ALL the events | neighborhood activities were and still are subsidized (paid for) exclusively by Kristen Martinez & her Real Estate Business - Inspired Living Atl. In 2021, we added a small line item to the budget for social activities to try and offset some of the costs however it only covers welcome home gifts to new neighbors, graduation banner and sometimes smaller gatherings. As of 2025, Kristen Martinez is still subsiding a few of these events: Egg Hunt, part of the Santa Visit, Winning Prizes, paying food trucks when minimums haven't been met at the smaller events, donated the no solicitation signs throughout neighborhood, pool closed signs, pool helper equipment, new screens around tennis courts and she appreciates any and all business referrals & opportunities her neighbors provide. If you would like to help with the cost or donate items, so we can continue these amazing events, please contact one of the Board members or the Social Committee to learn about opportunities as we do have a sponsorship program we are trying to encourage. As of 2025 - our goal is to move as much, if not 100% of the social events to the community's budget.
